Skip tracing for real estate investors

Find the owner. Not just a phone number.

Upload your list and review contact results for property owners and people named on LLC filings. You pick who goes in your CRM file. A qualifying search costs $0.17, with the rule shown before you run it.

We’re opening access in stages. Tell us about your lists and we’ll follow up.

Drop in a CSV or Excel list, up to 25,000 rows.

We work out each column and ask when one could mean two things.

Before anything runs: what gets searched, what doesn’t and why, and the max cost.

It runs in the background. Each hit is charged once, even if a search retries.

Every address gets a status. Name matches and LLCs wait for you.

Open a result and pick who to export. Relatives never get exported.

See the exact columns and first rows, then download that file.

The right person

One address, five people. We point out the owner.

An address search can return several people, including a namesake or former resident. Locate flags a name match to your owner row and shows any possible relationships the source provides. You decide which person, if any, belongs in your CRM file.

  • The name match is flaggedWe mark whoever matches the owner on your list. You make the final call.
  • Only your picks get exportedNobody lands in your CRM unless you chose them, or you tell us to include the name matches you haven’t checked yet.
  • Related people stay separatePossible relatives and associates are clues, not extra contacts on the owner’s row. Tracing one takes a separate choice.

LLC-owned properties

Owned by an LLC? See who’s behind it.

We look the company up in the state’s business records, show you why it’s the right one (or why it might not be), and wait for your okay before we search anyone on file.

  • Same name isn’t enoughA matching filing is a candidate. Check the parcel’s assessor or deed record before linking the company to your property.
  • The registered agent isn’t the ownerWe list the agent separately. They accept legal papers for the company; they don’t own your property.
  • Titles and dates, as filedSee the recorded roles and available filing dates. A filing date alone does not establish when a person started or ended a role.

Company records from state sources when available. Sample records shown.

How it works

Upload, review, export. No surprises in between.

Made for wholesalers, investors, acquisition teams and surplus recovery companies who work off property lists.

01

Upload your list

CSV or Excel, up to 25,000 rows. We merge duplicate properties, flag rows with bad addresses, and tell you the most it can cost before you spend a cent.

02

Pick the right people

Every address comes back with a status. Check the suggested owner, choose who to keep, and confirm LLCs before anyone behind them gets searched.

03

Send it to your CRM

See the exact columns and first rows of your file before you download it. Your record IDs and custom columns come back untouched.

Exports

Your file goes in. Your file comes back, with contacts.

Every row and column you uploaded stays put, in the same order. We add our columns after yours: what happened to the row, the contact you picked, and where each address came from.

Automations

New leads every day? Trace them on autopilot.

Point Locate at a list that keeps growing. Each run only picks up the new rows and never spends more than you allow.

  • Try it before it runsA dry run shows what would get searched, reused or skipped. Nothing is searched or charged.
  • Hard limitsCap the number of searches per run and the spend per day.
  • Stops when the file changesIf your source adds or drops a column, the run pauses and tells you which ones.

Questions

Straight answers.

How do I know it found the right person?

You decide. We flag the person whose name matches the owner on your list and show everyone else at the address with how they’re connected. Only the people you pick get exported. For LLCs, you see the company’s records and confirm it before we search anyone behind it.

How does billing work?

When access opens, add money to a prepaid balance with a card. At a property address, a search qualifies when it returns a person with a phone or email. For a parcel searched through owner mailing, the recorded owner must uniquely match a person with a phone or email. A qualifying result costs $0.17; shared searches are charged once. Before a list runs you see the most it could cost, and you can set a monthly limit or turn on automatic top-up in Settings.

Can Locate tell me who owns an LLC?

It shows who the state has on file for the company, with titles and dates, and how well the company matches your property. That’s a strong lead, not proof of ownership, so the final call is yours. Our guide on how to find who owns an LLC walks through the method.

Where does the contact data come from?

From a people-search provider. Company records come from official state registries and downloads. Locate has direct search paths for fifteen states and DC when those sources are available; other states open their official search. If a source cannot answer, we say so. The data sources page has the details.

What happens to rows you can’t search?

They stay in your export with a reason next to them, like a missing address, a do-not-trace request, a duplicate, or an LLC waiting for your review. You’re never charged for them.

Your list has owners in it. Go reach them.

Upload your list, see the max cost up front, and export only the people you pick.
